land. While there is potential to generate revenue by building commercial and business buildings on this land and renting them out, Hyderabad Metro hasn't taken any steps in this direction. The 50+ acres of land include 99 acres on the Miyapur main road, 98 acres at Uppal Bhagyath, and valuable land along major roads in Rayadurgam, Ameerpet, Erramanzil, Hi-Tech City, Moosaram Bagh, and Panjagutta. Two metro depots have been constructed in Miyapur and Uppal, leaving around 50 acres vacant. Five metro malls have been built on land in the remaining six locations, but only a small office space has been constructed on the 15 acres allocated in Rayadurgam, leaving the rest vacant. The main opportunity for Transit Oriented Development lies in building commercial and business buildings on the surplus land near metro depots and leasing them out. This could generate revenue and fulfill the needs of metro passengers. However, L&T Metro Rail has not yet utilized this land bank. For the 'Transit Oriented Development' slogan to be truly realized, L&T should utilize the allocated land for construction, generating revenue for both the state government and the construction company. The Hyderabad Metro Rail project features intermodal connectivity and aims to provide convenient infrastructure within the public transportation system. Three metro corridors were built along with the land allocated by the government to L&T Metro. Building malls, commercial and business centers on these lands would benefit everyone and provide a continuous income stream for the government and L&T. However, dozens of acres allocated to the Metro remain vacant. L&T Metro possesses a land bank of approximately 50-60 acres but is failing to utilize it effectively. The metro rail project construction began in 2012 and was completed in phases from 2017 to 2020, with 69 km across three metro lines operational by 2020. Metro rail services have been available to city residents since 2017. Despite six years passing, the metro rail remains distant from its 'Transit Oriented Development' goal. Urban transportation experts point out that the lack of construction on allocated lands is resulting in a lack of revenue.

Baki chhe jagah pe land par paanch metro malls banaye gaye hai, par Rayadurgam mein 15 acres mein sirf thoda sa office space banaya gaya hai, baki khali hai. Metro depots ke paas surplus land pe Transit Oriented Development ke liye commercial aur business buildings bana kar unko lease par dekar income generate karne ka mauka hai. Teen metro corridors banaye gaye, aur in corridors ke sath sath government ne L&T Metro ko land allocate kiya tha. Is land par malls, commercial aur business centers banate hue sabko fayda hoga aur government aur L&T ko continuous income stream milega. Par abhi bhi Metro ko allocate kiye gaye kai acres land khali hai. L&T Metro ke paas almost 50-60 acres land bank hai, par woh usse sahi se utilise nahin kar pa raha hai. Metro rail project ka construction 2012 mein shuru hua tha aur 2017 se 2020 tak chaaron taraf se 2020 tak 69 km, teen metro lines chaloo ho gaye. 2017 se hi city ke residents ko metro rail services milne lagi hai. Six saal ho gaye hai, par metro rail apne 'Transit Oriented Development' goal se bahut dur hai. Urban transportation experts ne yeh bataya hai ki allocated land par construction nahin hone ki wajah se income nahin aa raha hai.
